What happened

New York YIMBY reported on 11/08/2026 on three mid-rise residential projects in Clinton Hill, Brooklyn. All three are within walking distance of the C train at the Clinton-Washington Avenues station under Fulton Street.

The project with rental units is Eight99 Fulton, a finished six-story mixed-use building at 899 Fulton Street, on the corner of Fulton Street and Clinton Avenue. Studio Gallos designed it and Waterfront Property Management developed it. It has 17 units and ground-floor retail. YIMBY says four of the units are affordable housing and that the lottery for them closes on 11/10/2026. Brownstoner reported on 11/07/2026 that the lottery had opened and listed the units at $1,656. The site was formerly a two-story commercial building.

The other two projects are condominiums. At 477 Washington Avenue, near the corner of Washington and Gates Avenues, renderings show a planned five-story building designed by ZArchitecture. The unit count has not been disclosed. Demolition of a four-story structure on part of the site is underway, and YIMBY says the site could be cleared by the end of the year.

At 258 Saint James Place, near the corner of Fulton Street, construction is complete on a six-story, 80-foot-tall building designed by M.S. Savani Architecture PC and developed by Springfield Gardens Homes Inc. It has seven condo units averaging 1,260 square feet.

Background

In New York City, affordable rental units in new buildings are generally offered through lotteries on NYC Housing Connect, the city's application system. Applicants must meet income and household size limits tied to a percentage of area median income. Applications are usually randomly ordered after the deadline, and some units may be set aside for certain preference groups. Selected applicants then go through an eligibility review that checks income, household size and other documents before they can sign a lease.
