StreetEasy, Zillow, Apartments.com, RentHop, Facebook Marketplace and our own waiting list, plus direct outreach to program caseworkers for voucher-eligible units.
Show it
Seven days a week, evenings included. Every inquiry answered within hours. Every showing logged so you know the traffic.
Screen it
Identity, income, credit, rental history and public records, with written criteria applied to everyone. Program award letters verified with the agency.
Sign it
Lease, riders, Good Cause / rent-stabilization notices, lead and bedbug disclosures, window-guard forms, all prepared and executed. Deposit handled. Move-in inspection photographed.

New York has the strictest tenant-selection rules in the country: source-of-income protection, the Fair Chance for Housing Act, limits on application fees and credit checks, and the FARE Act on broker fees. We keep written criteria, apply them identically, and keep the file. That protects you from a Human Rights complaint and gets you a tenant who pays.

Leasing questions.
Under New York City’s FARE Act (in force since June 2025), the party who hires the broker pays the fee. When an owner engages us to lease a unit, the owner pays our placement fee and it is quoted up front in writing. We do not pass fees to tenants.
Identity, income (pay stubs, employer letters, program award letters), credit, rental history and public records, applied the same way to every applicant. We follow the NYC Fair Chance for Housing Act, source-of-income protections and the federal and state Fair Housing laws, and we can show you the written criteria we use.
Market-rate units are typically leased within two to four weeks of listing. Program units can take longer because of the inspection and contract steps, which is why we start the paperwork the day the tenant is approved.
Yes. Owners who self-manage use us for placement only: we price, photograph, list, show, screen and prepare the lease, then hand you a signed tenant and a move-in inspection report.
