Standardized Operating Procedures for prospective tenants
Published as required by New York Real Property Law § 442-h. These procedures apply to every prospective tenant, in every building, every time.
1. Identification
We do not require identification before showing a property. Government-issued identification is requested at the application stage to verify identity and to run the screening described below.
2. Exclusive representation
We do not require a prospective tenant to sign an exclusive brokerage agreement before showing a property.
3. Pre-approval
We do not require pre-approval, proof of income or a credit report before showing a property. At the application stage every applicant is asked for the same documents: identification, proof of income (which includes program award letters and vouchers), and consent to a credit and background check. Application fees never exceed the amount allowed by New York law.
4. Screening criteria
Written criteria are applied identically to every applicant and are available on request. Lawful source of income is counted in full. Criminal-history review follows the NYC Fair Chance for Housing Act. Adverse decisions are communicated in writing with the reason.
