The Bronx · Bronx County

The Bronx property management, leasing and compliance.

The Bronx is the program-housing borough. More Section 8, CityFHEPS, HASA and supportive-housing tenancies per building than anywhere else, in pre-war elevator buildings along the Grand Concourse, six-story walk-ups in Fordham and Tremont, and newer affordable developments in Mott Haven and Melrose. It is also where HPD’s enforcement is most active and where a well-run building stands out most.

The buildings

What The Bronx owners own.

Pre-war elevator buildings (many Art Deco on the Concourse), 5–6 story walk-ups, semi-attached and two-family houses in the East Bronx, co-ops in Riverdale and Parkchester, new affordable and supportive developments.

The problems

What goes wrong in The Bronx.

  • Heat, hot water, pests and lead: the HPD Class C violations that fill the Bronx enforcement docket every year
  • Alternative Enforcement Program designations, getting out, and never getting in
  • Program recertifications, re-inspections and abatement resolution across dozens of tenancies per building
  • Elevator compliance in older Concourse buildings
  • Rent-stabilization in nearly every pre-1974 building

Program housing in The Bronx

Voucher tenants, placed and paid.

We work with the Bronx HRA job centers, NYCHA’s Bronx leasing office and the supportive-housing providers who master-lease scattered-site units. A voucher-ready unit in Fordham, Tremont, Highbridge or Soundview leases immediately; the work is in the paperwork and the re-inspections, and that is what we do.

FAQ

The Bronx questions.

Other boroughs: Brooklyn, Queens, Manhattan, Staten Island.

Yes, that is one of the jobs we are hired for most. AEP discharge requires clearing the Class B and C violations that put the building in, correcting the underlying conditions HPD identified, paying the fees, and documenting all of it. It usually takes a few months of focused work and it is always cheaper than HPD doing the repairs for you.

Yes, we prefer them. The rent is the most reliable in the city when the paperwork is kept current, and keeping it current is our specialty.

A percentage of collected rent, agreed per building after a walk-through. No vendor mark-ups and no set-up fee. Leasing is a flat placement fee quoted up front (FARE Act); violation and expediting work is fixed-price per item.

Yes, in every building we manage.
