Pricing

Plain numbers, in writing, before you sign.

Every building is quoted on its own after a walk-through, because a six-unit walk-up and a sixty-unit elevator building are different jobs. What never changes:

  • Management fee is a percentage of rent actually collected
  • Leasing is a flat placement fee quoted up front (FARE Act)
  • Violation work is fixed-price per item or per building
  • Vendor invoices are passed through at cost, receipt attached
  • No set-up fee, no termination penalty, 30-day notice either way

What we need from you

Switching managers in two weeks.

  1. Address and a contact

    That is enough to start. We pull the public records and schedule a walk-through.

  2. Leases, ledgers, deposits

    From you or the previous manager. We reconcile them and flag anything that does not add up.

  3. Keys, vendors, insurance

    Collected and re-papered. Certificates of insurance checked. Utilities and agency contacts updated.

  4. Tenant notice

    Written notice to every tenant with the new payment and maintenance channels, in their language where we can.
