Section 8, CityFHEPS, FHEPS, HASA, SOTA, EHV, HUD-VASH and supportive housing. We find the tenant, prepare the unit, file the package and follow up until the rent arrives.

The programs

Every program has its own rules. We know them.

Rent caps, inspection standards, contract forms and payment cycles differ by program and by agency. Here is what you are dealing with, and what we deal with for you.

NYCHA · HPD · NYS HCR

Section 8. Housing Choice Voucher

The federal voucher. Tenant pays about 30% of income; the agency pays the rest directly to you under a HAP contract. Unit must pass an HQS inspection and a rent-reasonableness test; rent is capped by the payment standard for the ZIP code.

NYC Human Resources Administration

CityFHEPS

The city’s largest rental-assistance program for families and individuals in or at risk of shelter. Rent levels track Section 8 payment standards; HRA pays its share monthly and can fund a security voucher, first month’s rent and a broker fee at lease-up.

HRA / NYS OTDA

FHEPS

Family Homelessness & Eviction Prevention Supplement, for families with children receiving public assistance. Similar mechanics to CityFHEPS, with its own rent caps and paperwork.

HIV/AIDS Services Administration

HASA

Rental assistance for New Yorkers living with HIV/AIDS. Reliable monthly payment, a dedicated caseworker, and a tenant population we have housed successfully for years.

Special One-Time Assistance

SOTA

A full year of rent paid up front to the landlord for a shelter resident moving to permanent housing, in NYC or elsewhere. Strict unit-condition rules; we make sure the unit qualifies before anyone signs.

Emergency Housing Vouchers · Veterans

EHV & HUD-VASH

Federal vouchers administered through NYCHA and HPD with case-management support attached. Same HQS and contract process as Section 8.

NYC 15/15 · OMH · DOHMH · nonprofits

Supportive & scattered-site

Master leases and scattered-site placements with nonprofit providers. The provider is the tenant of record; the building gets a long lease and an on-site case manager.

Lease-up

The placement process, start to first payment.

  1. Eligibility & rent

    We confirm which programs the unit qualifies for and what each will pay, using current payment standards and the rent-reasonableness test, so the asking rent is the maximum that passes.

  2. Pre-inspection

    Walk-through against the HQS / NYCHA / HRA checklist. Paint, detectors, window guards, locks, outlets, appliances, railings, fixed before an inspector sees them.

  3. Tenant & package

    Applicant sourced through caseworkers, shelters and our waiting list; approved against written criteria. Landlord package, W-9, ownership proof, lease and riders assembled and submitted complete.

  4. Inspection & contract

    We meet the inspector, clear any re-inspection items the same week, and execute the HAP or program contract correctly the first time.

  5. First payment

    We call the agency weekly until the first payment and any incentives arrive, then set the recertification date and rent-increase window on the calendar.

  6. Every year after

    Recertifications, rent-increase requests, re-inspections and tenant changes handled on schedule so the payments never stop.

The agency’s share is paid directly to you every month for as long as the tenant is enrolled and the unit remains in compliance. The tenant’s share is small and we collect it like any other rent. Gaps happen when paperwork lapses, a missed recertification, a failed re-inspection, which is exactly what we manage.

No. Source-of-income discrimination is illegal under the NYC Human Rights Law and New York State law, and the Commission on Human Rights actively tests for it. It is also a missed opportunity: a program tenant is a multi-year lease with a government payer.

From approved tenant to first payment, typically four to eight weeks depending on the agency and the inspection calendar. Our job is to make it the short end: the unit is inspection-ready before the request is filed, the landlord package is complete the first time, and we call the agency every week until the money arrives.

Peeling paint, missing window guards or smoke/CO detectors, a loose railing, an outlet without a cover, a window that does not lock, a stove without a working oven. We walk the unit against the checklist and fix the small things before the inspector finds them.

Some programs pay a broker fee, a unit-hold fee while the paperwork clears, a security-deposit voucher or a bonus for signing. They change often. We claim every one your unit is eligible for and show it on your statement.
