Yes, a two-family in Bed-Stuy with the owner upstairs is a normal client for us, as is a 40-unit elevator building in Flatbush. The fee scales with collected rent, so small buildings pay small fees.

The 2024 state ADU and basement legalization rules and the city’s Basement Apartment program apply only in certain community districts and only where ceiling height, egress and flood-zone rules can be met. We check the address first and tell you honestly whether it is a yes, a maybe or a no.
A percentage of collected rent, agreed per building after a walk-through. No vendor mark-ups and no set-up fee. Leasing is a flat placement fee quoted up front (FARE Act); violation and expediting work is fixed-price per item.
