Bulwark is a New York City property management and leasing company. We run buildings the way we would want our own run: every dollar on a statement, every open item on a list with a date, and a person who picks up the phone.

How we work

Compliance first, because everything else depends on it.

New York punishes missed dates more than broken things. A building with a lapsed HPD registration cannot evict a non-paying tenant. A missed OATH hearing turns a summons into a default judgment. A failed program re-inspection stops a government payment. So we start every engagement by pulling every public record on the building, and we keep a calendar of every recurring filing. The rest, rent, repairs, leasing, runs better on a clean building.

Program rent is good rent.

Vouchers pay on the first for years. Refusing them is illegal, and it is also leaving money on the table.

Photographs, affidavits, filings and notices for every unit and every year, so nothing has to be argued twice.
