Voucher renewals

Keep voucher rent coming every year

CityFHEPS, FHEPS and Section 8 have to be renewed every year. When a tenant misses it, the agency stops paying you. We make sure it does not happen.

What we do

  • Track every voucher tenant’s renewal date, lease date, inspection and program limits
  • Remind the tenant 90, 60 and 30 days ahead, and more often near the deadline, in English or Spanish
  • Help the tenant collect and check their papers, and follow up with HRA, NYCHA or HPD
  • Tell you right away when a renewal is at risk or a payment is missed
  • Remind you to sign lease renewals and rent-increase requests on time
  • One page with every tenant, their status and their payments

Free for one year for every tenant we place. For tenants you already have, a small monthly fee per unit.

How it works

  1. You add your tenants

On your private landlord page, or send us a list. It takes a minute per tenant.

  2. We introduce ourselves to each tenant

One message asking for their consent. Nothing else goes out until they agree.

  3. Reminders and help, every year

Starting 90 days before each renewal: reminders, a checklist, help with the papers.

  4. You see everything

Each tenant’s status on your page, and a message from us the moment anything is at risk.

Questions

Every program renews once a year: CityFHEPS and FHEPS with HRA, Section 8 with NYCHA or HPD. If the tenant misses the renewal, the agency stops paying the landlord, and the notices usually go to the tenant, not to you. Getting a lapsed subsidy restored can take months.

The tenant does: it is their benefit, their income documents and their signature. We remind them early, help them collect and check the papers, and follow up with the agency. We never file in a tenant’s name.

No. The service is paid by the landlord. Tenants get help for free.

The tenant’s name and contact details, the apartment, the program, and the renewal or lease date if you know it. You also sign lease renewals and rent-increase requests on time; we tell you when.

Yes. We introduce ourselves once and ask for their written consent before sending reminders or speaking with the agency about their case. They can stop at any time.

Tell us on your landlord page. We find out why with the agency and help the tenant fix it.
