How it works

Scope, package, file, follow

  1. Scope

We confirm what the job needs: which application type, Pro-Cert or plan review, which permits and inspections, and give you a timeline and a flat fee before anything is filed.

  2. Package

Applications, drawings from your architect, owner authorizations, insurance certificates, licenses and fees assembled complete.

  3. File and answer

Filed in DOB NOW or at the borough office; objections answered the day they land; appointments taken as soon as they open.

  4. Inspect and close

Inspections booked and attended, sign-offs collected, the permit or certificate delivered with the job closed out.

Questions

NYC expeditor, answered

An expeditor prepares and files applications with DOB, FDNY, DEP, DOT and DCWP, schedules the inspections, answers objections and follows the job until the permit, certificate or sign-off is issued. The city calls the role a filing representative; owners call it the person who makes the building department move.

Yes. DOB requires filing representatives to register (Class 1 or Class 2) and complete the required training. Bulwark files through registered representatives and licensed professionals; you can see the registration on every filing.

A Professional Certification Alt-2 can be permitted in days once the drawings are ready. Plan-review jobs and anything with objections take weeks to months. Our value is that the filing goes in complete the first time, and objections are answered the day they land.

For most permit work a registered architect or professional engineer signs the application and drawings. If you do not have one, we bring one in; for licenses, registrations and many inspections, no design professional is needed.

A flat fee per filing or per job, quoted up front, plus the city’s own fees at cost with the receipt. Retainers are available for owners and contractors with steady volume.

The full list of what we expedite is on the permit and license expediting page. For something the city has already written up, see DOB violation removal.
