How it works

Correct, certify, resolve

  1. Pull everything

DOB BIS, DOB NOW and OATH records for the building, matched to each other so one correction closes every related item.

  2. Correct with the right license

Licensed trades fix the condition; a registered architect or engineer signs where DOB requires a professional.

  3. File and appear

Certificates of Correction and dismissal requests filed with proof. We attend the OATH hearing and argue mitigation, or move to vacate a default.

  4. Confirm the close

We check BIS and OATH again after the decision and send you the final record.

Questions

DOB violation removal, answered

It depends on the type. An ECB/OATH violation needs the condition corrected and a Certificate of Correction filed with DOB, with proof, plus the OATH hearing or the penalty paid. A DOB violation (the kind without a summons) is closed by correcting the condition and filing the right dismissal request, often with a sign-off from a licensed professional. Elevator and boiler violations have their own filing paths.

An ECB (now OATH) violation is a summons with a hearing date and a penalty schedule; it is the one that turns into judgments and liens. A plain DOB violation has no hearing but still blocks permits, Certificates of Occupancy and refinancing until it is dismissed.

A default judgment is entered at the maximum penalty. It can be reopened: a motion to vacate the default within the deadline, or a late request with good cause. We prepare the motion, the Certificate of Correction and the mitigation evidence together so the reopened hearing resolves it.

Yes. Stop Work Orders are rescinded once the cited condition is corrected and the civil penalty is paid or a hearing is set; a full SWO also needs a rescission request from the permit holder. Vacate orders need the hazard removed, a reinspection and in some cases a DOB engineer’s sign-off.

A flat fee per violation or per building, quoted after we pull the record. City penalties are at cost with the receipt. Mitigation at OATH often reduces the penalty by more than our fee.
